Moving to Northern Virginia

Choose a few areas around your regular destinations, then compare homes. In Northern Virginia, the route to work often matters more than the distance on a map.

Map an ordinary week

List work, school or childcare, family, and frequent appointments, with travel times and days per week. A twice-weekly commute may lead to different choices from a daily one.

  • Set a monthly housing budget and a separate moving budget.
  • List the home features that would be difficult to compromise on.
  • Choose a maximum travel time and a backup route.

Postal names can be misleading. A Vienna mailing address may be outside town, and a Fairfax address may be outside Fairfax City. Use official property records to check which government provides services.

Test the whole journey

Measure from your front door to your destination, including parking, walking, transfers, and station or workplace access. Try the route at your expected travel time and check an alternative. Metro maps and Virginia 511 are useful starting points.12

If you fly often, compare trips to both Reagan National and Dulles. Include the final walk or shuttle to the terminal, luggage, and your usual flight times.34

Check school assignments

Use the district’s address lookup for the school year you need. In Fairfax County, the FCPS locator identifies the schools serving an address. Ask the district separately about program admission, transportation, and any boundary changes.6

School names in listings and nearby buildings do not establish an assignment. Virginia School Quality Profiles provide public school information to review alongside your own program needs.5

Prepare before your visit

Arrange financing and decide who will represent you before scheduling a full weekend of tours. In Virginia, a buyer’s engaged agent needs a brokerage agreement before showing property.7

  • Send your priorities and travel dates to your agent.
  • Review promising listings and documents remotely.
  • Leave room in the schedule to revisit a favorite area.

Ask for useful remote tours

Ask for a walk from the street through the home, including window views, stairs, storage, parking, and mechanical equipment. Keep the video, notes, and documents together.

A video tour helps you narrow choices. It does not replace an inspection or answer questions about title, association finances, or permits.

Tour areas as well as houses

Visit a grocery store, walk to the station, and try a routine errand near the homes you like. Compare two or three areas carefully rather than filling every hour with unrelated listings.

Coordinate the move

Closing and possession are separate milestones. Confirm when you can receive keys before scheduling movers. Keep a temporary-housing option if your arrival date cannot move.

  • Align your current lease or sale with the new contract.
  • Confirm mover access, elevator reservations, pets, and storage.
  • Keep essential documents and medications with you.
  • Allow time to review closing documents before travel.

Renting can give you time to learn the area when your arrival date is fixed. Compare the cost of a second move with the risk of buying before you understand the commute and location.

Can I buy from another state?

Yes. Plan for detailed video tours, inspections, secure document access, and signing arrangements. Keep a local visit in the plan when possible.

Which neighborhood has the best commute?

That depends on your destination and schedule. Compare complete trips from actual homes rather than average times for a town or ZIP code.
