Data coverage, sources, and methodology

NVAR's regional home-sales series covers Fairfax and Arlington counties; the cities of Alexandria, Falls Church, and Fairfax; and the towns of Vienna, Herndon, and Clifton.

Review metric definitions, calculations, source hierarchy, restatements, and reporting limitations in the market report methodology.

Sales accelerated while prices held firm

NVAR's Home Sales Report recorded 1,958 closed sales in May 2026, up 11.0 percent from May 2025, with a median sold price of $812,012.

Total sold dollar volume reached $1.82 billion, a 16.4 percent annual increase. Homes averaged 15 days on market, unchanged from May 2025.

More inventory expanded choice without resetting leverage

Active listings reached 2,733 units in May 2026, up 3.7 percent year over year. Months of supply was 1.93, still far from a balanced market.

That means buyers may see more choices than the tightest periods, but well-prepared homes in desirable locations can still draw fast decisions.

Broader context reinforced resilient demand

Bright MLS reported a Mid-Atlantic median sold price of $450,000 in May 2026, up 3.4 percent year over year, with active listings up 10.1 percent but still 30 percent below 2019 levels.

Mortgage rates remained a major affordability filter. These broader market and financing figures provide context, but they are not included in the NVAR trend lines above.

What this means for your next move

For buyers

Use the extra context, not just the headline.

  • Compare the quality of available inventory rather than assuming a larger count means weaker competition.
  • Be ready to act on well-prepared homes while remaining disciplined on payment and condition.
  • Use inspection and property-level evidence to distinguish durable value from presentation alone.
For sellers

Compete against today's alternatives.

  • Launch pricing still matters because buyers have enough new choice to reject aspirational positioning.
  • Coordinate photography, preparation, and showing access before the first days on market.
  • Track competing listings and buyer objections throughout the launch, not only after a price reduction is discussed.
